Buying a home is a huge decision!  it will be one, if not THE, largest purchase of your life.  You have worked hard to get to this point, it is a very exciting time, but also comes with a lot of responsibility, questions, concerns which can be overwhelming.  You will invest your money, time, emotions and memories in this home.  It needs to be a home that is right for you.

Working with an agent that cares about your needs and desires, while keeping in mind your budget, investment, location/area, future development and eventually resale potential is critical.  You want an agent to protect and guide you through the home buying process, as it can be very complicated.  Working with a real estate professional is FREE.  My commission is paid by the seller, so it costs you nothing for the protection and guidance an experienced agent offers.

Sellers and builders want top dollar for the home they are selling.  If you have a large downpayment, immaculate credit, work history and current employment those can all be used as leverage to get you a great deal ~ especially in today's real estate market.  A qualified buyer is worth their weight in gold!  Working with buyers is my specialty!  I love the home buying process from the very beginning.

All buyers need to consider and weigh these very important thoughts before ever walking into a potential home: 

 - How much can I afford?

 - What is this home currently worth, it is a good value?

 - Am I ready for the responsibility of home ownership?
 

The first step I take with a buyer is to get pre-qualified through a mortgage lender or banker.  This will set the price range for loan approval and give the buyer a good idea of what to budget for their monthly mortgage and taxes.  I usually encourage the buyer to start looking at the lower end of their approval range so that they can live comfortably, afford to buy furniture, contribute to a savings account, travel and be prepared for those unexpected things that come up being a homeowner.

Secondly, I encourage the buyer to narrow down the approximate area they are interested in and what their price range allows.  Part of this process includes driivng through the area during the day and night, during the week and over a weekend, so they can judge the traffic flow, timing to/from work, and see who their potential neighbors will be, how the homes are cared for, look for any safety or parking concerns.

Once we have those two steps out of the way, it's off to the fun part of the buying process!  I will set up a customized search, just for you, with your specific criteria and budget in mind.  Together we will go through each property online, make notes, tour photos, read the fine details and compile our in-person home tour.
