Kevin & Melody Mutschler
"If you are looking for a patient, well organized, and a realtor who has your best interest at heart, then Julie Hoelscher is the realtor for you. My wife and I were looking for a lot in the Austin area to build our own home. To save time (because we were coming from WI) we gave Julie the basic criteria we were looking for in purchasing a lot before we came. Before we even left WI Julie had identified more than enough properties to look at and then she had it mapped out so that we could maximize the small amount of time we had. Upon arriving in Austin we hit the ground running looking at the lots. Julie spent the better part of a day with us on Saturday. I'm sure we must have drove her crazy because we just couldn't decide on a lot but she never showed it. She was very patient, and easy going. In fact, we even changed courses and had Julie schedule an appointment Sunday to look at a house for sale (she must of thought we were nuts because all we talked about was building our own home). Well, to make a long story short we finally found a lot on Sunday morning. Julie immediately put the offer in and late Monday evening we had our lot. During the negotiation process Julie was very helpful and very, very efficient. Most of the negotiations we done while we were traveling back to WI. Julie made herself available as we would counteroffer as we were landing on the runway or transferring to another plane. Having to negotiate while traveling and over the phone was not an ideal situation for us or Julie, but Julie handed it beautifully and got the job done. Finally, as we were in process of closing on the lot Julie again was prompt, efficient and very helpful along with the staff at Crosswind Realty." Sincerely, Kevin M. & Melody Mutschler 2005 First View Leander, TX

A family pet often represents a major challenge when a house is being marketed. Your family may call your large dog "Fido"--but your real estate agent calls him "Fang"! This is a sensitive issue for a real estate agent to communicate to sellers.
Even though he is just doing "his job", a dog's bark will sound ferocious to anyone who is knocking at the door. This is usually a good thing, but when your home is on the market, real estate agents will be bringing a lot of strangers to the door. Most agents are concerned about the unpredictability of dogs they don't know. When they are greeted by a barking dog, they may not be willing to enter the house unless the owner is at home. If your dog is confined to part of the house, such as a basement, be sure to put up a sign informing people of that fact. Talk with your real estate agent about the best way to manage your pet while your house is being shown, and make sure that this information is included in the MLS listing.
